Minimum Requirements:

1.) 1200 sq. ft.
2.) Air Conditioning
3.) Bathrooms
4.) Kitchenette
5.) Adequate electrical outlets and circuits (min. of 10 existing
outlets with at least 2 breakers.
6.) Parking
7.) Located somewhere north of 75th Street, East of the State Line, West
of Troost and south of the River.
8.) Access to telephone access point and ability to transfer a T-1, or
at a minimun setup 2 business phone lines and Business DSL.
9.) 24x7 building access.
10.) Rent at or below $500/month.
11.) NOT on ground floor.
12.) Must have windows.

Additional Non-Essential Requirements

1.) Zoned such that the space could be used for live/work (ability to
pay more rent under this scenerio).
2.) Already wired with CAT-5 for LAN
3.) Adequate lighting
4.) River Market, Westport, Crossroads, or 39th Street areas will get
preference.
5.) 3 phase electrical
6.) Ability to take an option an additional square footage, ideally up
to 5000 sq. ft.
7.) Existing office furniture.
8.) Ability to place a signage on the exterior of the building.
9.) Reception area.
10.) Fiber has been brought to the door.
